Lumen Residences offers a thoughtfully designed community of 169 apartment homes, with 50% reserved for affordable housing. These homes are available to qualifying households whose income falls within specific Area Median Income (AMI) thresholds, helping make quality housing more accessible.

Affordable Housing Eligibility

To qualify for one of our affordable housing apartments, applicants must meet income requirements based on 50%, 60%, or 80% of the Area Median Income (AMI). Income eligibility is calculated using the household’s gross annual income, divided by twelve. Apartments labeled 50, 60, or 80 indicate the applicable AMI tier.

Housing Choice Voucher Program

Lumen Residences welcomes applicants participating in the Housing Choice Voucher Program, provided all standard rental criteria are met. At least 171 apartments are available at reduced rents to households earning less than 80% of AMI. Residents in these units must complete annual income recertification.
